As part of our brokerage service to you, we will help you identify another licensed agent or broker - approved by you - to collaborate with us and guide you through a successful real estate transaction. We will monitor the services provided by the other agent to be sure you are receiving appropriate assistance through the close of your transaction.
As our client, we encourage you to open an account at our “virtual” office located at OpenHouseHomeSearch.com. Through this account you can conduct your own searches for properties for sale, properties that have sold, and other valuable market information.
During the course of Your use of the Services, Broker may invite You to enter into a representation agreement pursuant to which Broker personnel will provide You with advice and counsel concerning local real estate market conditions, and most appropriate strategy to consummate Your desired real estate transaction (Your "Transaction") on terms and conditions You are willing to accept. If You and Broker enter into such representation agreement, You agree to supply Broker with information about You, the type of property, Your preferred terms of a Transaction, and Your financial capacity to close the Transaction. Once You have provided Broker with this information, and You are ready to actively market the property You wish to sell, or inspect property You wish to acquire, Broker will assist You in identifying an appropriate real estate licensee ("Real Estate Professional") in the local market area with which Broker will collaborate to provide You with the additional representation services You will require to complete Your desired Transaction. When that Real Estate Professional is identified, Broker will contact that Real Estate Professional and invite them to provide further service to You. If the selected Real Estate Professional declines, or is unable, to provide further services to You, Broker will continue to work with You to identify an alternative Real Estate Professional who has appropriate expertise to assist You in concluding Your Transaction. Once a selected Real Estate Professional agrees to provide You with such services, You agree to enter into a representation agreement with that Real Estate Professional that will include provisions identifying Broker as having rendered real estate services to You, and a commission, or other fees and expenses, that will be paid to the Real Estate Professional either by You (if You are the seller) or the seller upon the closing of Your Transaction for services rendered to You in the course of the Transaction.
As compensation for Your use of Services and other activities by Broker on Your behalf, Broker will be paid by the Real Estate Professional or the seller certain fees, including, but not limited to: (i) a portion of the commission payable to the Real Estate Professional, or the Real Estate Professional's brokerage firm, at the closing of Your Transaction, and (ii) a subsequent referral fee based on a percentage of the commission received by the Real Estate Professional upon the closing of any additional transaction(s) to which You are a party that occur during a time period specified in an agreement between Broker and the Real Estate Professional.
As Broker uses email and SMS to communicate with You and other third parties regarding Broker's services, You must consent to receive emails and SMS messages from Broker. Standard carrier charges may apply. If You request additional services from Broker, You will also be required to consent to receive emails from third parties that require direct contact with You (for example, a Real Estate Professional).
The Services are not targeted toward, nor intended for use by, anyone under the age of 18. By accessing and using the Services, You represent and warrant that You (a) are 18 or older, (b) are a resident of the United States, and (c) have not been previously suspended or removed from the Services.
By accessing and using the Services, You further agree that all of the information You provide to Broker, whether online or otherwise, is accurate and complete. Broker reserves its right to suspend access to the Services if You provide information that is alleged to be inaccurate or misleading.
Broker may from time to time offer You promotional opportunities to incent Your use of Broker's services within a particular time frame. These opportunities may include but are not limited to discounts, rebates, gift certificates, points or other incentives that are only available if You use Broker to buy or sell a home. Your eligibility for a particular promotion will be defined in the terms of each promotion. Depending on applicable state laws, Broker may not be able to offer You some or all promotional opportunities.
